We have a new investor promoting this great program:
10 year fixed rate as low as 5.35% for industrial,
5.5% for retail, office and mixed use California properties.
Declining prepay with a 2 year lockout. Any loan amount of $1.7million or
less, cost to borrower for 3rd party reports, underwriting, etc. is capped
at $2,000. You can't even get an appraisal for that!
Any loan above 1.7M the cost to the borrower would be 12 basis points. This
program has a minimum loan amount of $500,000 but goes to $50 million.
Maximum LTV is 75%.
We also have a 10 year adjustable
starting at 5.5% and capped at 7.5% for the 10 years. Prepay
on that loan is 1% for the 1st 3 years.
These are hard to beat rates for these types of
properties.
